6 dead give-aways of a mortgage modification scam

Loan scammers covet a single number in the Memphis metro:  38127.

Frayser's zip code.

According to public records and to Chandler Reports (www.chandlerreports.com), 38127 is the perennial leader in home foreclosures.

Frayser homeowners in particular should be on the look-out for the six signs of a mortgage modification scam, according to the federal Consumer Financial Protection Bureau (www.consumerfinance.gov):

* THIRD-PARTY SOLICITATIONS. Only your current lender or mortgage servicer can modify your existing loan. According to CFPB, no third-party can guarantee or pre-approve an application to modify your loan, particularly if that application is for the federal Home Affordable Modification Program (HAMP).

* ADVANCE FEES/CHARGES.
